Godrej Verano is a Miami-themed luxury residential project by Godrej Properties on Golf Course Extension Road, Sector 63A, Gurugram. It is set on an 11.36-acre freehold land parcel, which Godrej bought outright. The project is pitched as North India’s first “Bay Living” address, with homes arranged around clubs, greens and water.
The project has four towers and about 624 residences in a low-density plan. The towers rise to ground plus 39 and ground plus 40 floors, in eight wings in a linear alignment, with four flats per floor. Only 19% of the land is built up. The remaining 81%, more than 8 acres, is open greens, water features and outdoor recreation. More than 500 trees, including palms, are planned as a tropical plantation.
The homes are 3, 4 and 5 BHK apartments with 8 penthouses. Super areas run from about 2,150 sq. ft. for a 3 BHK to 3,900 sq. ft. for a 5 BHK with utility. Floor-to-ceiling height is 10.5 ft. Two towers face east toward the Aravallis, and two face west toward the city skyline. Parking is one car for 3 BHK and 3 BHK with utility, two for 4 BHK and three for 5 BHK.
The Miami theme runs through the façades, landscape and clubs. UHA London designed the architecture, drawing on the Art Deco style of Miami Beach, with soft curved façades and sunlit whites. PL Design of Bangkok did the landscape.
Three clubs, together called the TriBay, offer more than 2 lakh sq. ft. of club space:
- Racquet Club: about 2 acres.
- Beach Club: about 1.3 acres.
- Business Club: about 1.5 acres, with a social lawn.
A 24 m wide approach road links the project to a 60 m road. It sits at the first exit of Golf Course Extension Road, close to the Aravallis, with mostly low-rise surroundings. The Southern Peripheral Road is about a kilometre away, and Cyber City is 10 to 15 minutes by road.
